Apartments and sites in and around lakes, raja kalve, secondary and territory channel are being put on SALE by the builders and owners through agents and internet marketing portals at attractive or lesser prices.

Few apartment complexes, which is incomplete and still being constructed are under the ambit of the directives of the NGT and the builders and owners are fleecing the buyers to enter into sale agreement and suck the money from these eccentric buyers.

One such builder has stated that the plan has been approved by BDA and so everything, BDA has sanctioned or approved is right.

NO. THIS IS WRONG.

The builder will never get the Occupancy Certificate and if the sanction is questioned, all the approvals from KSPCB, BESCOM, AAI, Fire and Emergency Services  might be withdrawn or gets automatically cancelled.  BEWARE AND BE ALERT.

There are a whopping 2,500 illegal layouts in Bengaluru Urban district alone

If you are planning to invest your hard-earned money on a site in a layout- first make sure that it is a legal layout. The reason: The state government has come out with a statement revealing that there are a whopping 2,515 illegal layouts in the city.

Revenue minister Kagodu Thimmappa informed the legislative assembly on Monday that illegal layouts have come up in five taluks in the Bengaluru Urban district limits.

As per the rule, if the land has to be used for non-agricultural purposes, the said land has to be first converted from agricultural to non-agricultural under Karnataka Land Reforms Act. However, many of the layouts in the Bengaluru Urban district limit like Bengaluru North, Bengaluru-North (Additional), Bengaluru South, Bengaluru East and Anekal, have not been converted, thus rendering them illegal.

Deputy commissioner of Bengaluru Shankar V told Bangalore Mirror, “The district administration has already issued notices to those people who have formed layouts without any approvals. In the city, illegal layouts have been formed in an area spreading over 6,000 acres of land. The administration has also taken action against those people who have encroached upon government land. We have also directed panchyat people not allow these kind of illegal activities in their respective jurisdictions.

“These activities cannot be curbed by revenue department alone. There are many planning authorities in the city. They have to take action against these developers for taking illegal routes to form layouts and sell them to people who are unaware of the frauds.”
The official said a majority of illegal layouts have been formed in Anekal area, and that such layouts had also come up in the green belt by flouting rules.

An IAS officer who is on the committee to study illegal layouts in and around the city, said, “In coming days, there will be many more rounds of meetings on the issue. A lot of measures need to be taken to put an end to the formation of illegal layouts which include legislative changes. The committee has already sought information from various departments like revenue, stamps and registration, town-planning and others.”

The committee is headed by additional chief secretary of urban development department and there are 15 members on it.

The state government will take further actions after receiving the report from the committee.

Encroachments of raja kaluve, secondary channel and territory channels might be cleared in three villages of K.R.Puram, Bangalore East Taluk, abutting Hebbal.

It is learnt that revenue sketches have been morphed or fabricated or misrepresented (Fake-Bogus-Fabricated) and obtained katha and building plan in thanisandra, hennur, rachenahally and surrounding villages.

There are many DC Converted sites and Revenue sites without proper survey, revenue and title records.

There are too many sites and houses on BDA acquired layouts in 15 villages and in xxxxxxxxx village alone in few survey numbers of Mufatkaval, about 70 acres (kahrab) have been under dispute and there are too many claimants with original owners along with revenue site owners.

Everywhere, there is encroachment of BDA land, Revenue land, illegal sale of agricultural land and encroachment of Raja Kaluve and the lake.

The owners and the claimants are All Poor crorepatis and bought it with hardly earned money.        ( in lakhs only) and are quoting Rs.5,000/- per square feet to Rs.7,000/- per square feet of BDA (acquired) (some have BDA NOC- some are original and many are fake or bogus) property and have formed associations to protect their properties and fight cases in courts.

In this zone, in one of the parallel roads to main road,  the poor have bought the sites (DC Converted sites) but no ROADS and the price they bought was Rs.300/- per square feet and these poor wants Rs.3,000/- per square feet (NOW) for their illegal sites without road approach and are very wise, honest, humble, hard working and are not rigid and GREEDY AT ALL and require/demand the Government to provide FREE water, lighting, road and other infrastructure at the COST OF THE HONEST, LAW ABIDING AND TAX PAYING CITIZEN.

The real poor is languishing in one corner of Bangalore, tired, weak, fed up and works hard day and night to have two square meals and not bothered about the sites or houses.

 

 

GRAMATHANA SITES AND KATHA – 9,10 AND 11


THE CABINET HAS DECIDED TO BRING IN A CHANGE TO THE GRAMATHANA SITES WITH NEW SETS OF FORMS – MAY BE- 9A,10,A AND 11A – for the COLLECTION OF TAXES.  BUT, HAVE TO WAIT FOR THE PROPER ORDERS, WHETHER THIS COULD BE USED FOR THE CONVEYANCE/TRANSFER/REGISTRATION OF THE PROPERTIES IN THE SUB REGISTRAR OFFICES.

THE MAIN PURPOSE TO BRING IN THIS MODIFICATION IS TO FACILITIATE THE REGISTRATION OF GRAMATHANA SITES.(ILLEGAL AND UNAUTHORISED)
