THE FOLLOWING VILLAGES ARE UNDER THE PLANNING AUTHORITY- BANGALORE DEVELOPMENT AUTHORITY.

BDA HAS THE POWERS TO APPROVE THE LAYOUT PLAN IN THESE VILLAGES.

ALL THE DC CONVERTED LANDS MUST OBTAIN LAYOUT PLAN APPROVAL FROM THE BDA.

THE DC CONVERSION ORDER IS CONDITIONAL.  IF THE CONDITIONS ARE NOT COMPLIED WITH, THE DC ORDER STANDS CANCELLED AUTOMATICALLY WITHOUT THE ISSUANCE OF A NOTICE.  ALL PROPERTIES/SITES WHICH COMES UNDER THE FOLLOWING VILLAGES, (EXCEPT THE ORIGINAL GRAMATHANA) MUST HAVE THE BDA APPROVAL.  IF THE LAYOUT/SITES DOES NOT HAVE BDA LAYOUT PLAN APPROVAL, THEY ARE CALLED AS UNAUTHORISED LAYOUTS OR ILLEGAL LAYOUTS.

    We stay in Jaraganahalli and that is in the above list.
    Now, is there any link, from where we can check if the given place is an approved layout or illegal?

    And if all these come under BDA, then don’t they come under BBMP also?
    If yes, then do we have to take approval from both BDA and BBMP?

      1. Thanks for the quick reply. So if an area comes under BBMP limits (say horamavu), and if any private layout is there, so do we need approval from BDA also? (In some cases the buiders are saying that the plan is approved by BBMP but not BDA ). Sorry for stupid questions, but want to be careful before any purchase

        It differs. In case of multostoreyed residential apartments, BBMP can sanction building plan.
        There are lots of complications, better consult a professional for proper guidance.

    Greetings…

    First of all thanks for uploading the info.
    I have a 30X40 site in Attur near Yalahanka and my site is not DC converted. The layout was developed almost 10 years back. The Attur is listed in the above list. Should this mean all the site owners in my layout should contact BDA or any other Gov body to get the layout DC converted? Also I don’t have any update on the below link posted by your org on 9th May. Do you have any update on DC conversion of the individual sites? Pleas provide more details on what should I do to secure my site?

      You have to consult a professional with all documents. Individual sites cannot be regularized. Please wait till the akrama-sakrama comes into force. If it is not promulgated, your property remain in the same status as you have mentioned.

    Thank you for your efforts and valuable information.
    Munnekolala area (part), initially this area was under Green Belt (Mahadevapura CMC) that’s reason we didn’t buy, but we came to know later that Green Belt has been lifted and now under limits of BBMP hence we purchased a site which is a revenue site. Very recenlty residents formed an association by giving name and registered. There is no approved plan as I know, more than 50% area already covered with houses

    Is it requied to get an approval from BDA to construct a house or any good reference who will guide us to proceed futher without problems in future.

    We will pay consultation charges, wherever required.

      It is not possible to get the layout approval from BDA without DC Conversion. Wait for some more time, let the decision come out from the High court. If it is not DC converted, you can get your site regularised by this new Amendment.

    1. What will be the impact, is there any way builder can get BDA Approval.

    Item No. 534 in the above list mentions Nadagowda Collahalli village as coming under the BDA jurisdiction. Does that mean Nadagowda Collahalli village is NOT in the Agricultural Zone or in Green Belt?

    I have a plot in a gated community in Kodathi village. It is an agriculture land and NOT DC Converted. kodathi village is in the above list. what will happen to plot as this layout location is listed in BDA Jurisdiction?

        The layout comes under whitelfield – immedeahalli area. I’m not very sure under which jurisdiction it falls. please let me know.

    1. They have DC convertion
    2. BBMP A Khatha for whole land.
    3. Commiting on gettinng “A” Kahtha for individual plot and building approval plan.

    Could you please let me know the risk involved in as it does not have a BDA approval.

    1. Dear Sir,
      It is an illegal layout or unauthorised layout.
      The BDA may issue notice and demolish it(legally) but till date BDA has not taken much action against such illegal layouts.

        It is still on paper and nothing concrete about it.
        Once you get A katha and BBMP approval, THE BDA HAS NO AUTHORITY TO DEMOLISH IT. Do not get confused. If everything is legal, BDA cannot touch your property.
        It is not easy to get it(unauthorised) regularised and get A katha for illegal layouts.

  14. Sir,
    I have a site in Jakkur. The plot was formed by housing society. Presently the layout comes under BBMP. BBMP is collecting tax for the layout. They have also issued A Khata and extract. But the housing society does not have BDA approved layout plan. Is it legal to construct house ? If not what challenges can i foresee since the housing society does not have approved layout plan.

    I am having a property in kacharakanahalli, Yasin Nagar, Bangalore measuring 35*60, Sy. No. 175.

    1. BDA has issued final notification in the year 1985. But nothing Award has not happened to the land lords as they objected to this.
    Now whole area is fully developed with semi commercials and high end residentials have come up………….

    Want to know whether this will have any impact on the area by BDA

    1. Dear Sir,
      Legally speaking, the compensation had been paid and 6-A notification issued and is the property of the BDA. Many ignorant buy it on fabricated documents submitted to BBMP and have obtained the katha with misrepresentation of facts.
      Construction of houses on BDA property will not confer any right, title and interest.
      The Govt has constituted the JLC and STF and both the official bodies have clearly came out with actions to be taken on this property, because it is public property now.

    We are planning to buy a Plot at “Chokkanahalli village” which is listed 253 in you list. Developer saying its is DC converted. My lawyer pointed out that in DC convertion order they mentioned that , this layout should be approved by BDA/BBMP for further selling or construction.

    My question is- what is the risk involved if I buy a DC converted plot , where layout is not approved.

    Shall I get my plot get approved separately after registration ?

  20. I am interested in a property which was constructed on a plot ( one among the many plots in a DC converted layout) which was under Panchayat earlier. DC conversion happened 7 years ago. The seller has khatha and building plan approved from the earlier administration. Appx 4 years ago the village came under BBMP limits. Is that Khatha issued by panchayat is still valid after the BBMP took over? Is that building plan remains valid after the BBMP took over? Since DC conversion order is for the whole layout and not for individual sites, can we pay betterment charges and bifurcate and convert the khata to A-Khata individually. Rajankunte is under BDA jurisdiction, but outside BBMP limits.There are a lot of layouts near rajankunte that are BIAAPA approved obviously these can not be part of Rajanakunte, they should be part of Ade vishwanathpura,which is part of BIAAPA jurisdiction, However there is a layout that claims DC order and not BIAAPA approval, how do we know whether the area is within Rajankunte village limits, or is it revenue land in the extension to the village? Is Rajanakunte within Bangalore North taluk for the Deputy Commisioner (Revenue) to be able to give DC order?Where can I get village map for rajanakunte?

  24. I am in the process of purchasing a plot (with 15 years old 400 Sq ft. house built in it) in Banashankari. The plot (earlier was in gram thana) is ’ A’ Khata, land tax & house tax is being paid by the owner (A) since 1997, in addition plot is having AEH power connection & Cauvery water connection. The required documents (like Khata certificate, Khata extract, EC for 25 years, Betterment charges paid receipt, upto date tax receipts, original sale deed registered in the name of owner (A) from original owner/land lord (B) in the year 1985 are available & found in order to best of my knowledge, on the other hand two issues bothering me in this are.
    1. In the registered sale deed, the original owner/land lord has told that the property is her ansistrial one. How far it is true & what is the justification / authenticity of this?.
    2. As per RTC (of the land survey, got from taluk office) the land is BDA notified and as per BDA records the land is notified in the year 1971.
    a. Now after 40 years can BDA acquire the land? If so whether BDA will give any alternate land or compensation or we will loose the plot.
    b. In this whether BDA will issue new katha by collecting necessary Fee for the plot / entire land
    c. Or BDA will withdraw their notification after detailed survey – As this area & surrounding area is already very well devoleped.

    I am in dilemma whether to proceed to purchase the plot, please help me out on this

    I have site at machohalli. Is my site comes under BDA or BBMP jurisdiction? If it is under BBMP limit; how do convert from B khata to A khata. It would be great help, if you could provide the information.

    I see that “Singen Agrahara” listed under BDA jurisdiction in the list you mentioned. I have 10 guntas of agriculture land in that area. What would be next step since it came under BDA jurisdiction? Do I have to take any approval from BDA if I want to convert the land to Residential area?

    i am planning to invest in a property called Mango Meadows located in Rampura (Kada Agrahara road, Near Hormavu). The property is currently Grama Panchayat approved. They told me that this will get converted into BBMP limits with in March 2016. is that right. any which ways i can see Rampura in the above list.

    I came across a layout in doddabanahalli whitefield.
    this comes under bda limits ,the developer says its panchayat approved ,Noc from BDA and DC converted.is it safe to buy in this layout.

    I am planning to purchase plot which is DC converted. But without BDA approval.

    When I see DC Conversion Order, I could see a statement mentioned need to take approval from compitant authority.(BDA/BMRDA/).

    But Layout does not have BDA approve. But Individual plots have got BBMP A Katha. There is many house constructed already. Is it safe to buy ?. Please advice.
